Time to Strike While the Market Is Hot!

Every year, whether we’re talking about 2007 or 2017, March and April have been our best months for sales at Cornerstone Development. The reason for that is that people start thinking about spring and new construction. ‘OK , it might take these guys 90 days or so to finish building a home and then I’d be moving into my new home in early summer and that’s perfect!’ That’s the mentality that we experience when the customers come in to see us.

This March has been our very best-selling March of all time, and I’d like to stress to people out there who might be considering selling their home and trying a new lifestyle that there really isn’t a better time. That’s not a sales play. It’s what everyone is experiencing in the marketplace. If you want to buy and sell your home, this is the best opportunity you’ve had in the last 10-12 years. Period. The interest rates are still low and the inventory is at historic lows.  Result? We are jammin’!

I suggest that you pause and think hard about how you can ramp up their time frame to change that lifestyle. They can move their old home at a great price and come into one of our great neighborhoods. In our Oconomowoc, Mukwonago and Greenfield neighborhoods, we have some homes left but not many.

At The Glen of Mukwonago there are 40 homes in the neighborhood but only five are left. Mukwonago is a great place to live with great price points, starting at $249,999 for a beautiful home with nice quiet streets and some great nature views.  The Glen of Oconomowoc was started less than two years ago and we only have four homes left. We’ve already sold all of our models in that community, again because of a gorgeous location with great values.  Meanwhile, at The Glen of Greenfield, 21 of the 26 available homes have already been sold.

So that shows you numerically what I mean. We are just jumping, and the next several weekends, especially with the weather starting to warm up, would be the best time come in and check out these neighborhoods.  We have some great locations still available in each of these neighborhoods.

Speaking of Greenfield, we also have a second community very close to The Glen of Greenfield.  If you come out to visit, plan to also check out The Woodlands, which is a neighborhood very close by on 117th and Beloit Road.  We’re building homes with different floor plans but the same high quality at The Woodlands.   We procured an existing neighborhood with 10 homes and this beautiful location has room for an additional 24 homes. This will be an excellent opportunity for someone who would like to move in next fall.

Of course, another of our newer communities is near historic downtown Cedarburg at The Glen at Cedar Creek. It’s located 1/4 mile south of Highway 60 on Highway I (Sheboygan Road). This neighborhood is coming together very nicely and by late April we’re going to have the new clubhouse open — we’re very excited about this. People can stop and tour by scheduling a sneak peek visit to get an early feel for some of the choice locations. Many are on wooded lots and others will have beautiful pond views. Six homes are already underway and we have lots available from $90,000.  We can offer a lot and home package starting in the $370,000s. We think this community is going to be a very special place.  There are already four of these new homes sold and it looks like four more are already reserved.  There will be 69 homes in total, which we will be releasing in three phases.

In addition to all of these communities, we are also moving forward with neighborhoods in Sussex and Muskego. In Sussex, we’ve moved our headquarters to an existing condominium community, The Villas at Maplewood Terrace, which we are going to complete. This community is located right in downtown Sussex across the street from the brand new Civic Center. If you haven’t seen the Civic Center, it’s like a big clubhouse featuring pickleball, senior lunches and exercise rooms. They’re going to hold outdoor concerts and outdoor movies right across the street from the neighborhood!

It’s just a great location! You can walk the Bug Line, walk down to Piggly Wiggly or walk down to Tony Marroni’s for pizza. We’ll be selling these from the low $300,000’s, with some stand along homes and some duplexes. They are really cool buildings and I think people are going to love them.

Meanwhile, in Muskego, we are going to be building The Glen at Pellman Farms, which will encompass 34 condominium homes, a nice clubhouse and a pool on Woods Road.  Our sales team already has 150 people on the waiting list for the 34 homes!!   We hope to start moving dirt for that neighborhood in May or June.

People ask me all the time why Cornerstone Development has been so successful with these ranch-style condominium and single-family home neighborhoods, even when the home buying market has undergone tougher times.  I truly believe that our reputation in the marketplace is that we are a good builder offering great value, exciting living concepts in excellent locations, and we always try to treat people right.
